Location

Where it is

Stonecrest is in Summerfield, in the rolling hills of south Marion County. The community puts it less than 3 miles from The Villages, about 20 miles from Ocala, 75 miles from Orlando International Airport and 96 miles from Tampa International.

Everyday errands are unusually easy here. Residents have private golf cart access to Walmart, Aldi, Lowe's and a string of restaurants and shops, and the Summerfield branch of the Marion County Tax Collector, where you can get Florida plates and a driver's license, is right across the street.

One thing people often assume: you can't drive a golf cart from Stonecrest into The Villages.

Rules

The 55+ rules and the gates

Stonecrest is a 55-and-over community, so at least one person in the household must be 55, and it runs as an 80/20 community, meaning at least 80% of homes must be owned by seniors. Guests under 18 can stay for up to three months.

Both entrances, the Main and North gates, are gated. Residents' cars trigger the gate arms with RFID, and guests and vendors check in at an Envera virtual kiosk with 24/7 camera monitoring.

The POA says it no longer uses security guards at the gates; an operations manager and part-time staff look after gate operations instead. Rentals are allowed with a 90-day minimum lease, but Airbnb and VRBO-style rentals are not, and households can have up to two pets with no breed or weight limits.

Stonecrest has a Property Owners Association that works like any Florida HOA under Chapter 720. Dues are $152 a month for standard single-family homes and $288 a month for Villa homes, which are standalone houses where the association handles lawn care, landscaping and irrigation repairs.

The dues pay for management, upkeep of the amenities and common areas, the roads (which the POA owns), weekly trash pickup, biweekly yard waste pickup and reserves. Pest control, utilities, internet, TV, homeowner's insurance, lawn care for standard homes and golf memberships are all on you.

Estate Vida's review of 78 Stellar MLS listings from 2026 lands on the same number, a median of $1,824 a year, and none of the listings reported a CDD. The median property tax in that sample was $2,992 a year, but taxes reset after a sale, so expect a buyer's bill to be higher than the seller's.

Older fee charts online show different ranges, so go by the POA's current figures and the estoppel for the home you're buying.

Golf isn't part of the POA dues. Details from the sources listed below.

Golf

Golf at Broad Stripes

The golf course sits in the middle of the community. Now called Broad Stripes Golf & Social Club, it's a semi-private, links-style, par-72 course designed by Steve Newgent, measuring 6,852 yards from the championship tees, 6,213 from the intermediate tees and 5,045 from the ladies' tees, with water in play on eight holes.

The name honors veterans and patriots and nods to striping the ball down the fairway.

The course and its restaurant are privately owned and open to the public, so golf isn't part of your POA dues. Residents who want to play regularly buy a membership on their own, and there are men's, ladies' and ladies' nine-hole golf associations to join.

Social life

Clubs and social life

A full-time activities director and more than 75 clubs, activity groups and sports teams keep the calendar full, from bridge, Mah Jongg and a theater guild to water volleyball, tai chi and a travel club. Dances, concerts, plays and musicals happen right in the Community Center.

A few traditions stand out. Community garage sales run twice a year, on the third weekend of April and October, and every July Stonecrest hosts a Kids Camp for residents' visiting grandchildren.

Homes

The homes

Building started in 1990 and ran through 2023, when Lennar finished the last homes and Stonecrest was officially built out. Hall, Armstrong, Oriole and Lennar all built here, so you'll see a mix of floor plans: mostly 1,238 to 2,243 square feet, 2 to 4 bedrooms, 2 to 3 baths and 2- or 3-car garages, some with a separate golf cart door.

Lots average about a quarter acre.

The neighborhood you pick matters. Links, Overlook, Enclaves and Southern Links have golf course views, Meadows and North Valley look out on water, and most homes in the Lakes neighborhood have a casita, a built-in guest suite with its own entrance.

The POA lists prices from the upper $200s to the low $700s. Because some homes date to the early 1990s, check the age of the roof, AC and water heater, and ask whether any pool, birdcage or fence went through architectural review.

Who it fits

Who Stonecrest fits

It's a great fit if you want a gated 55+ community with a real golf course, a busy social calendar and dues under $200 a month, and you like being close to The Villages without living in it. It's a weaker fit if you want new construction (compare Stone Creek) or more holes of golf (compare Spruce Creek Golf & Country Club), or if you'd rather be closer to Ocala and I-75 (compare Oak Run).
