Location

Where it is

Indigo East is on Ocala's southwest side in ZIP 34476. From I-75, take SR 200 west about 6 miles and turn right on SW 80th Avenue; the community is about a mile up on the right.

That puts the SR 200 shopping corridor, with groceries, restaurants and medical offices, a few minutes away.

Residents also have easy golf cart access to Circle Square Commons, The Club at Candler Hills and Candler Hills Golf Club, so a lot of everyday life doesn't need the car.

The community

A neighborhood inside On Top of the World

Indigo East is one of the neighborhoods Colen Built Development created as part of On Top of the World, but it runs on its own. It has its own neighborhood association, its own gate, its own community center and fitness center, and its own CDD.

Homes are fee simple, meaning you own the house and the land.

On Top of the World's October 2025 site plan marks Indigo East as completed, so you'll be shopping resales rather than picking a lot. If you're comparing it with Candler Hills next door, the big difference is golf: Candler Hills has its own course, while Indigo East owners get golf through a separate pass.

Indigo East's community service fee is $267.94 a month for 2026, an increase of $26.61 from the $241.33 charged in 2025, and it goes up for households with more than 2 occupants. It covers the Indigo East community center and fitness center, the pools, walking and fitness trails, the dog park, a community garden, common-area landscaping, the electronic gate, curbside trash, recycling and debris pickup, basic internet and a community bus.

There's also a CDD. The Indigo East Community Development District was created by Marion County in 2002 and owns the neighborhood's roads and stormwater system.

Its operations assessment is $644 a year per home in the 2026 budget and the same in the proposed 2027 budget, collected on your property tax bill. Some lots also carry a debt service assessment, while many had that debt prepaid, and the district manager said in May 2026 that the remaining debt is scheduled to end in 2037.

Estate Vida's review of 28 Stellar MLS listings from 2026 puts the median property tax at $3,299 a year, and estimates about $596 a month for the fee, CDD and tax combined at the medians, before insurance and the mortgage.

Facilities

Amenities

The Indigo East Community Center has a ballroom and meeting area that holds up to 176 people, two more meeting rooms, a lounge and veranda with gas fireplaces, a mini kitchen and a pavilion with a barbecue grill. Outside is a heated pool with a spa.

It's open from 8 a.m. to 10 p.m. every day, and the pool from 8 a.m. to dusk.

The 3,400-square-foot Indigo East Fitness Center adds cardio and strength studios, an aerobics studio with on-demand classes, an oversized pool with lap lanes and a covered outdoor Power Park. Walking trails, preserve areas and a dog park round it out.

Beyond the gate

The Gateway of Services pass

Your monthly fee covers Indigo East's own amenities. For everything behind the main On Top of the World gates, you need a Gateway of Services pass.

It's $1,265 per person with the second resident included, and it adds the Recreation Center, the Arbor fitness and aquatic centers, tennis and pickleball, mini golf, the R/C flying field and drone course, Veterans Park, clubs, and play on The Tortoise & The Hare and The Links golf courses at resident rates.

Golf rounds, catering, some classes and events, and R/V and storage space still cost extra, and the pass doesn't include the amenities in Weybourne Landing or Candler Hills. If you'd use the pool and fitness center close to home and only golf now and then, skipping the pass can keep your costs down.

Homes

The homes

Indigo East has Cottage Series and Classic Series single-family homes, and it was built in phases over many years, starting in 2004, with later sections in 2005 and 2006, 2016 and 2019. Homes can differ a lot in age depending on the phase, so check the roof, AC and water heater on each one.

Estate Vida counted 23 active listings in its October 2026 snapshot, and the homes it featured were asking between $214,900 and $299,900. Indigo East South is a separately named section with the same median HOA in that data, so look at both when you search.

Buying tips

Before you make an offer

Two rules surprise buyers. The association limits a first mortgage to 80% of the purchase price, so plan on at least 20% down, and reverse mortgages don't meet the rule.

Resident services also handles new-resident orientations and interviews, so build that into your move timeline.

Ask for the current fee schedule, confirm whether the lot still carries CDD debt, and decide up front whether you'll buy the Gateway pass. Those three answers change what the home really costs each month.

Who it fits

Who Indigo East fits

It's a good fit if you want a smaller, settled 55+ neighborhood with its own pools and fitness center, a short drive or golf cart ride to SR 200 shopping, and the option to buy into the bigger On Top of the World lifestyle only if you'll use it. It's a weaker fit if you need low-down-payment financing, or if you want golf and the full amenity list without a separate pass (compare On Top of the World or Candler Hills).
