What makes On Top of the World different
If you've driven SR 200 west of I-75, you've passed it: about 6.5 miles out from Exit 350, the sales center sits at SW 99th Street Road. On Top of the World is the biggest 55+ name in Ocala, with roughly 10,000 homes built from 1981 through today, so you can find a 1980s villa and a brand-new Colen Built home in the same community.
The biggest thing I explain to buyers here is the monthly fee. It looks high next to other 55+ communities until you read what it covers. In the newer Longleaf Ridge neighborhood, the community service fee is $493.63 a month and includes exterior maintenance (not replacement), lawn care, all-risk insurance on the home structure as spelled out in the governing documents, curbside trash and recycling, street lighting, basic internet, a bus to major shopping, and the gate system. Water and sewer are billed separately. Other neighborhoods inside the gates run about $512.80 to $531 a month.
Golf, fitness and the rest of the amenities
Golfers get three choices: Candler Hills, a semi-private championship course, and two private 18-hole, par-72 courses called The Tortoise & The Hare and The Links. Annual golf memberships are available but not required, so you're not paying for golf if you don't play.
The Arbor Fitness Center has a tennis center with 10 courts (8 lighted), an indoor heated lap pool with a retractable roof, and group fitness classes. The Recreation Center adds a heated pool, pickleball and racquetball courts, an 18-hole mini golf course, saunas and The Pub. There's also a hobby building with a full woodworking shop, model train room and library, plus Veterans Park with an archery range. The developer's site plan counts 420 acres of outdoor amenities, more than 24 miles of walking trails and 5 dog parks.
Leasehold ownership: read this before you buy
Newer neighborhoods like Longleaf Ridge are sold with a warranty leasehold estate deed, not a typical fee simple deed. That matters for how you hold title and what the community service fee pays for. It doesn't make a home a bad buy, but it's something you should understand clearly and run by your title company before closing. I walk every buyer through the documents for the specific neighborhood.
Prices and what you can buy
55places lists the price range from the high $100Ks into the mid $600Ks. At the low end you'll see older villas and smaller homes; at the top, newer Colen Built plans. The builder's current floor plans start at $263,490 and go up to $513,490 before options. Nearly everything is one story, which is a big reason people move here.
If you're selling, that wide range is the reason pricing matters so much. A home in an older section competes with very different homes than one in Longleaf Ridge, and buyers compare total monthly cost, not just list price.
Neighborhoods inside and next door
On Top of the World is really a collection of neighborhoods built over four decades, and the experience changes depending on where you buy. Longleaf Ridge is one of the newest. Candler Hills, at the south end, has its own semi-private golf course and fees around $336 a month. Indigo East is a separate 55+ neighborhood where owners can buy an annual Gateway of Services Pass to use amenities behind the On Top of the World gates, and Weybourne Landing works the same way. If you're comparing these, the right question is which amenities you'll actually use and what the all-in monthly cost is for each.
Resident perks reach outside the gates too: residents get resident rates at Circle Square Commons, the Candler Hills Golf Club and the Circle Square Cultural Center.
Selling a home in On Top of the World
Because buyers here compare dozens of similar one-story homes, the details move the price: the age of the roof and HVAC, whether the home sits on a golf view or a preserve, and which neighborhood's fee and deed type apply. I price each home against sales in its own neighborhood, not the community as a whole, and I make sure the fee breakdown is in the listing so buyers don't stall at the first question.
Who it fits
On Top of the World suits buyers 55 and over who want a busy calendar, low upkeep and everything inside one gate. If you want a smaller, quieter community, look at nearby Oak Run. If you want a single championship course and newer construction from a national builder, compare Del Webb Stone Creek just down SR 200.
