Why buyers short-list Stone Creek

Stone Creek is the Del Webb community in Ocala, and that name brings buyers from all over the country. Construction started in 2006 and is still going, with plans for up to about 3,800 single-family and attached homes, ranging from two-bedroom villas to five-bedroom estate homes.

Everything centers on Reflection Bay, a 29-acre, 60,000-square-foot amenity complex. The Reunion Center has a ballroom with a stage, billiards, a card room and a craft room with a kiln. The Elan Spa building has the fitness center, an aerobics and dance studio, massage rooms, and an indoor lap pool and spa. Outside there's a beach-entry pool, a softball field, tennis, pickleball and bocce courts, and a catch-and-release fishing lake.

The golf course

The 18-hole course was designed by Terry Doss and sits on 187 acres. It plays up to 7,200 yards from six sets of tees, with water on 11 of the 18 holes. If you play from the forward tees it's friendly; from the tips it's a real test. That range is one reason serious golfers often compare Stone Creek with On Top of the World, which spreads play across three courses.

HOA dues depend on which series you buy

This is the detail I see trip people up. Stone Creek doesn't have one HOA number. Published figures show $250 a month for the Classic and Estate series, $395.50 for the Garden series, and $727.79 for the Villas. The Classic and Estate homes don't include lawn care, so add that to your budget. The higher Villa fee bundles more exterior upkeep.

When you compare Stone Creek with other 55+ communities, line up the total monthly cost, not just the headline fee. I'm happy to build that comparison for any two homes you're considering.

What homes cost

55places puts the range at the high $200Ks to the mid $500Ks. On the new-construction side, Del Webb's design preview currently lists plans like the Prosperity from $356,990 and the Renown from $460,990, before options and lot premiums. Resales give you a finished yard and no wait, often at a lower price per square foot; new builds let you pick finishes.

For sellers, the newest phases set buyer expectations on finishes, so condition and updates carry a lot of weight in pricing a resale here.

Life outside Reflection Bay

Beyond the main campus, 55places lists miles of walking and biking trails, a demonstration kitchen, a library, golf practice facilities and a putting green, picnic areas and an on-site restaurant, plus a full-time activity director who runs the calendar. Day to day, it's about 30 miles to the Gulf of Mexico and roughly 90 minutes to the Orlando theme parks, which is handy when grandkids visit.

Stone Creek is split into many named neighborhoods, such as Bridlewood, Saratoga, Solaire, Sundance, Pinebrook and Santa Fe. Recent Stellar MLS listings show fees ranging from about $3,185 a year in some neighborhoods to over $8,700 in the maintenance-heavy villa sections, which lines up with the series pricing above.

Selling in Stone Creek

Resale buyers here almost always tour the Del Webb models first, so they arrive with new-construction prices and finishes in mind. A resale wins on a move-in-ready yard, no build wait and often a lower price per square foot. I lean on those points, show the exact HOA for the home's series, and price against recent sales in the same series rather than the whole community.

Is Stone Creek right for you?

It fits buyers 55+ who want a newer home from a national builder, a single championship-length course, and one central amenity hub. If you want lower fees and an older, established feel, look at Oak Run nearby. For more amenities spread across a larger footprint, compare On Top of the World.
