Marion Oaks in a nutshell
Marion Oaks is almost a small city of its own: 29.53 square miles, about 26,000 parcels and 19,034 residents at the 2020 census. It sits south of Ocala on the east side of I-75, with Exit 341 at CR 484 as the front door. The Deltona Corporation laid it out decades ago, and builders have been filling in the lots ever since.
That history is why you'll see a 20-year-old home next to one finished last month. It's also why the area shows up in so many no-HOA searches.
No HOA, but there are rules and county fees
Most of Marion Oaks has no homeowners association. That doesn't mean anything goes. Every building lot is covered by recorded deed restrictions, and the Marion Oaks Civic Association's deed restriction office requires permits for carports, sheds, room additions, fences and signs. Pools need a safety fence.
Instead of HOA dues, you'll see county charges on the tax bill: a $50-per-parcel general-services MSTU for roadside mowing along roughly 360 miles of right-of-way, street lighting and the entrance waterfall, plus a recreation MSTU of 1.02 mills. Always read the tax bill for the specific home.
New construction and prices
Builders buy scattered homesites here, so new construction is everywhere. Maronda lists plans from the $249s for about 1,443 square feet up to the $364s for about 2,430 square feet. Highland Homes builds in the southern part of Marion Oaks on 1 to 1.61-acre homesites from $331,900, with $20 a year in HOA dues for that section and no CDD.
Zillow's typical home value for ZIP 34473 was $264,676 in August 2026, close to the Ocala citywide figure. For sellers, competing with brand-new homes down the street is the main pricing challenge, so presentation and a sharp price matter.
The community center and getting around
The county-run Marion Oaks Community Center at 294 Marion Oaks Lane has basketball, tennis, volleyball and pickleball courts, a walking trail, a splash pad, a fitness room and rentable rooms. The Cross Florida Greenway runs along the northern edge for hiking, biking and riding. Everyday shopping like Aldi and Walgreens is close by; for bigger trips you're driving toward Ocala.
What buyers should check on a Marion Oaks home
Because no association controls what gets built next door, look at the street, not just the house. Check how many vacant lots are nearby, whether the home is on a through road, and whether the lot is cleared or wooded. For new construction, ask the builder about the well or utility setup for that lot and get the impact fees and the first full tax bill estimated before you sign.
Redfin's Deltona community page also points to the community center's 450-seat auditorium, meeting rooms and library, plus nearby Aldi, Walgreens and two Dollar General stores, with Publix and Walmart about 10 minutes away and downtown Ocala about 20.
Selling in Marion Oaks
Sellers here compete with builders who offer incentives. A resale can win on a finished yard, window treatments, a fenced backyard and a quicker closing. I price against both recent resales and the builders' current base prices, so buyers see the value right away.
Who it fits
First-time buyers, relocating families and investors who want a newer detached home without HOA dues, and who don't mind a car-based location. If you want something similar on the east side of town, compare Silver Springs Shores.
