A big, established part of Ocala

Silver Springs Shores, or just "the Shores" to most locals, was planned by AMREP Southeast in the late 1960s and really took off in the early 1970s. It covers about 22,000 acres east of Ocala off Maricamp Road, and today has 11,066 housing units.

Because it was built out over five decades, you'll find 1970s block homes, 2000s homes and brand-new construction on the same streets. That variety is what keeps it on so many first-time buyer short lists.

Prices right now

Redfin's data shows a median sale price of about $250K for the three months ending August 2026, essentially flat from a year earlier, with homes taking a median of 62 days to sell. MaxLife Realty's Stellar MLS report shows the same $250K 12-month median, about 6.2 months of inventory and a 99.1% sale-to-list ratio. That's a market where buyers have room to negotiate and sellers need to price carefully from day one.

HOA or not? Check the parcel

Most homes in the Shores have no private HOA, but some lots carry recorded protective covenants and architectural rules. Check the specific parcel instead of assuming.

There's also a county Municipal Service Taxing Unit. Marion County sets it at 3.0 mills, and it pays for three swimming pools, basketball, pickleball and tennis courts, a community and youth center, and street lighting. It's on your tax bill, not an HOA invoice, so budget for it when you compare homes.

Older homes vs. new builds

An older home may give you a lower price or a bigger lot, but plan on a closer look at the roof, HVAC, plumbing and insurance. Newer homes cost more but usually bring easier insurance and modern layouts. For sellers, that means your updates matter a lot: buyers compare you directly with new homes a few streets away.

A little history

The Shores had a bumpy start. General Development Corp. acquired it in the mid-1980s and later went through bankruptcy; in 1992 the successor company, Atlantic Gulf Communities, restarted development. Local investors bought large tracts for planned communities, including the Lake Diamond Golf and Country Club area. Today the area's mix of older homes, newer builds and vacant lots is a direct result of that history.

Inventory is large: listing portals have shown roughly 390 to 475 homes for sale at a time, which gives buyers real choice.

Selling in Silver Springs Shores

With more than six months of inventory, buyers here have options, so the first two weeks on market matter most. I'd rather help you fix the few things inspectors always flag on older Shores homes (roof age, electrical panels, older water heaters) before listing, then price right at the market instead of chasing it down.

Schools and daily life

Builder information for the area lists Greenway Elementary, Lake Weir Middle and Lake Weir High as the zoned schools, but boundaries change, so confirm any address with Marion County Public Schools. Shopping is along Maricamp Road, and Silver Springs State Park is a short drive north. If you'd like a no-HOA option on the south side of the county, compare Marion Oaks.
