An established 55+ community with a different fee setup
Oak Run has been around long enough to feel settled: mature landscaping, active clubs and a resident count over 6,000. The community covers almost 1,400 acres in southwest Ocala and has more than 3,479 homes.
Here's the part that surprises most buyers. Oak Run isn't a conventional HOA. The common areas and amenities are owned by Oak Run Associates, and owners pay a service fee instead of HOA dues. You own your home, your land and, per the community's own FAQ, to the middle of the street. The resident group called ORHA is a Chapter 617 social organization, not a Chapter 720 HOA.
What the service fee covers
The fee includes six things: household garbage and yard waste pickup, 24-hour security, basic cable, use of the recreational facilities (except golf), maintenance of the recreation facilities and common areas, and the in-house Channel 12. Published figures put most fees between $128 and $178 a month. Villa fees can go over $300 and include extras like pressure washing and periodic exterior painting, and homes on maintained lots run closer to $250 to $270.
There are 855 maintained lots scattered around Oak Run. On those, mowing, irrigation, mulching and pest control are covered, and the service is tied to the home, so you can't opt out to lower the fee. The community says fee increases happen once a year and are limited to cost-of-living adjustments.
Golf at Oak Run
Golf isn't part of the service fee. The 2026 schedule lists a season membership for Oak Run property owners at $600 for a single and $850 for a couple, or $45 for 18 holes with a cart if you'd rather pay as you go. Bringing your own cart on the course has a separate trail fee.
Age rules and day-to-day details
Oak Run was designated a 55+ community in 2004. If one person in the home is 55 or older, anyone 18 or older can live there too, and guests under 18 can stay up to 30 days total per year. The association verifies the age of buyers or renters before a title transfer or lease.
Fences are allowed on many homes with architectural approval, typically four-foot green or black vinyl-coated chain link behind the house, but not on golf course lots, in Eagles Point, or on maintained lots. There's also a gated RV storage lot, $60 a month for small spots and $90 for large ones, plus tax.
How Oak Run is laid out
Oak Run is made up of 26 smaller neighborhoods, including Eagles Point, Baytree Greens, Crescent Oaks, Hillside, Laurel Oaks and Linkside. Stellar MLS listing data shows fees in the maintained-lawn sections like Baytree Greens and Linkside around $3,900 a year, while the community-wide median is lower, around $1,810 a year. The clubhouse has a pool, workout room, library and card rooms, and an electronic access system backs up the gates.
Buying and selling here
Because the 55+ rules are about occupancy, buyers under 55 can purchase a home for an aging parent as long as a qualifying resident lives there. Sellers and agents have to follow the age verification process before closing, so I build that step into the timeline from the start.
For sellers, Oak Run's lower monthly cost is the headline. I spell out the exact service fee for your home and what it includes, because buyers comparing with On Top of the World or Stone Creek often assume the fees are similar until they see the numbers.
Who Oak Run fits
Buyers who want a gated 55+ community with lower monthly costs than the big-amenity communities nearby, and who don't need golf built into their fees. If you want everything bundled, compare On Top of the World; for newer construction, compare Stone Creek.
