Estate Vida's review of Stellar MLS listings from 2026 shows a median HOA of $894 a year, about $75 a month, for single-family homes, and $2,328 a year for townhomes. Townhome dues are higher because they include exterior structure maintenance.

In single-family listings that say what the dues cover, internet and grounds maintenance come up most often.

Most homes also pay a CDD. The Marion Ranch Community Development District was created on December 20, 2023 by the Marion County Board of County Commissioners to build and maintain community infrastructure. 88% of the 57 listings with a known CDD status report one, at a median of $960 a year (range $320 to $1,360), billed on the property tax bill rather than by the HOA.

Add it all up and Estate Vida estimates about $256 a month for HOA, CDD and property tax at the medians, before insurance and the mortgage.

Buying new construction here

Builder prices and incentives change often, so compare the base price, lot premium, options and closing-cost incentives side by side, not just the sticker. Ask each builder for the HOA budget and the CDD amount for your specific lot, since the CDD differs between phases and home types.

If you want your own agent on your side, bring them (or register them) on your first visit, since builders often require that. I'll walk the model homes with you and help you compare Lennar and Pulte line by line.

Schools

Schools

Pulte's community page lists Hammett L. Bowen, Jr.

Elementary for Marion Ranch. Zoning can change as the area grows, so confirm schools for the exact address with Marion County Public Schools' zoned-school lookup before you sign a contract.
