Location

Where it is, right next to the river

Rainbow Springs sits in Dunnellon in southwest Marion County, about 20 miles southwest of Ocala. The neighborhoods roll over oak and pine hills beside the 1,459-acre Rainbow Springs State Park, which is next to the community but isn't part of it.

The spring itself, once called Blue Spring, is a first-magnitude spring group and the fourth-largest in Florida. It puts out about 490 million gallons of 72-degree water a day into the 5.7-mile Rainbow River, which runs south to the Withlacoochee.

The whole river is an idle-speed, no-wake zone, and the state has classified it as an Outstanding Florida Waterway since 1987.

How it's run

Eleven neighborhoods under one POA

Rainbow Springs was established in 1973 and now has more than 3,000 lots across 11 neighborhoods. You'll see condos, villas, traditional neighborhood homes and multi-acre estates, sometimes within a few streets of each other.

Everyone belongs to the Rainbow Springs Property Owners Association. Several neighborhoods, including Fox Trace, Golf View Villas, Grand Park, Grand Park North, the Villas, St.

Andrews and The Boundary, also have their own sub-association with separate management. Others, like Country Club Estates, Fairway Estates, The Forest and The Woodlands, are handled directly by the RSPOA office.

If a home is in a sub-association, plan on that fee too, and on getting architectural approval from both.

RSPOA assessments are billed once a year and due January 1. Estate Vida's review of 58 Stellar MLS listings from 2026 shows a median of $250 a year, about $21 a month.

The dues pay for upkeep of the common areas, architectural review, insurance and taxes on association property and management, and they're what gives you access to the amenities.

Some costs sit outside the dues. The roads are maintained by Marion County or by a sub-association, not the POA.

Unincorporated Marion County has no curbside trash service, so owners hire a private hauler. Golf is billed by the club, not the association.

Amenities

The River Park and amenities

The best perk here is the residents-only River Park on the Rainbow River. It has a small beach, a buoyed swim area, pavilions, restrooms and a kayak ramp for kayaks, canoes and paddleboards.

It's open from 6:00 AM to sunset, and you'll need your resident photo ID and a parking permit. Motorized boats, fishing and pets (other than leashed service dogs) aren't allowed there.

Back in the neighborhood, the Community Center has a pool, a fitness center, a billiards room, meeting rooms and the Fairway and Woodview pavilions. Add tennis, pickleball, basketball and bocce courts, walking and biking trails, and a free 12-hole disc golf course through the woods.

The on-site restaurant is open to the public.

Golf at Rainbow Springs

The Rainbow Springs Golf & Country Club is a semi-private, par 72 course designed by Joe Lee. It's known for having no water hazards, just a lot of sand.

There are four sets of tees, from 6,686 yards at the championship tees down to 5,328 yards up front.

Golf isn't part of POA membership. Linx Edition lists a social membership at about $550 a year for use of the club amenities other than golf, so call the club for current golf rates.

Day to day

Utilities and day-to-day life

Check the utilities on any home you like, because they vary by street. Much of Rainbow Springs is on FGUA central water and sewer, but some homes, especially on larger estate lots, use a private well and septic.

There's no piped natural gas, so gas appliances run on delivered propane. Electric comes from Duke Energy or SECO Energy depending on the address, and wired internet doesn't reach every section.

First Defense Security patrols the community from 6:00 AM to 10:00 PM daily. Rainbow Springs State Park is about 10 minutes away for swimming at the headspring, KP Hole County Park is about 15 minutes for tubing, and Ocala and the World Equestrian Center are about 35 to 45 minutes northeast.

Rules

Rules to know before you buy

Any exterior change needs Architectural Control Board approval before work starts, including paint colors, roofs, fences, sheds, driveways and significant landscaping. The ACB has up to 45 days from a complete submission to decide.

The RSPOA doesn't restrict rentals, so there are no minimum lease terms, rental caps or short-term rental bans, though a sub-association can have its own rules. RVs and boats fall under storage and screening rules, so ask about a specific lot before you count on parking one there.

Who it fits

Who Rainbow Springs fits

It's a great fit if you want room, trees and a private spot on one of Florida's clearest rivers without paying big monthly dues, and you don't need a gate or an age-restricted community. If you'd rather have a full-service 55+ community closer to Ocala, compare Ocala Palms or On Top of the World.
