Overview

Why northwest Ocala is horse country

Marion County holds the trademarked title Horse Capital of the World, and the numbers back it up: 75,000 horses and ponies, more than any other county in the country, and more than 1,200 horse farms. Horse-related land covers about 210,000 acres, more than 20% of the county.

Most of those farms sit in the northwest part of the county, on the rolling ground and mineral-rich soil the county is known for. It's the Ocala you picture from the postcards: board fences, big oaks and horses grazing along quiet two-lane roads.

History

A little history

Carl G. Rose developed Florida's first Thoroughbred farm here in 1943.

In the 1950s, Needles became Marion County's first classic winner, and in 1978 Affirmed, bred and trained in Marion County, won the Triple Crown.

The county has since produced 6 Kentucky Derby winners, 26 Breeders' Cup champions and 6 Horses of the Year. Ocala Breeders' Sales holds about 75% of the national market for 2-year-olds in training.

Shows & events

World Equestrian Center and the show calendar

The World Equestrian Center opened in 2021 at 1750 NW 80th Ave and calls itself the largest equestrian complex in the United States. It's open to the public seven days a week with free general admission and parking, and most competitions are free to watch.

Plenty of people go for the restaurants, shops and spa, not just the horses.

Up US-27, HITS Post Time Farm runs its winter circuit on 500 acres about 16 miles northwest of downtown, and HITS has called Ocala its winter home since 1985. West of town, Live Oak International brings combined driving and show jumping to the 5,000-acre Live Oak Stud each spring.

Land rules

The Farmland Preservation Area and what it means for your land

In 2005 Marion County created the Farmland Preservation Area, nearly 200,000 acres in the northwest part of the county, to protect farmland, soils and springsheds. On Rural Land the base density is one home per 10 acres.

Inside the FPA, cluster and hamlet density bonuses aren't allowed, and a family division can't create tracts under three acres. The FPA isn't a ban on change, though.

It doesn't stop the county from approving development it finds compatible, so it's worth knowing what's planned around any farm you're looking at.

Taxes

Ag classification and property taxes

Florida lets the property appraiser assess land in good faith commercial agricultural use on its agricultural value instead of market value, which can make a big difference on acreage. You have to file by March 1, there's no minimum acreage, and the appraiser can ask for proof the use is bona fide.

Your house and the land right around it are assessed separately.

If a farm you're buying has the classification today, don't assume it carries over. Plan how you'll keep the land in agricultural use, and talk with the Marion County Property Appraiser before you close.

Buyer checklist

What to check before you buy a horse property

Walk the fence lines and check the barn, the stall count and the turnout. Ask about the well and septic, the age of the roof on the house and barn, and how water drains after a heavy rain.

Pull the zoning and any deed restrictions, and confirm the acreage on the survey, not just the listing. If you plan to board, breed or train, make sure the zoning allows it before you write the offer.

Who it fits

Who horse farm country fits

It fits riders, breeders and trainers, and anyone who wants room, privacy and a view of pasture instead of the house next door. It's a weaker fit if you want a small yard and no upkeep.

If you want golf, a clubhouse and your horse nearby, look at Golden Ocala, which sits right next to WEC.

Farm buyers shop differently. They want the acreage, the fencing, the barn, the arena and the water story laid out clearly, and since WEC opened, more of them are coming from out of state and overseas.
